PG or Flat in Bangalore: Which Is Better? Costs, Deposits and Lifestyle Compared (2026)

Bangalore (Bengaluru) draws lakhs of students, freshers and IT professionals every year, and almost all of them face the same first decision: a PG or a rented flat? Both work well, but for different people.

Quick answer: a PG is better if you are new to Bangalore, on a tight budget, staying for less than a year or don't want to cook and manage bills. A flat is better if you want privacy and freedom, plan to stay a year or more, can afford a large security deposit, or can share the rent with friends. In mid-2026, a bed in a shared PG typically cost ₹6,000–12,000 a month, while a 1 BHK ranged from about ₹7,000–14,000 in Electronic City to ₹22,000–35,000 in Koramangala, according to Square Yards' Bangalore cost-of-living guide (updated May 2026).

1. Cost: what you really pay

PG rent. Square Yards' May 2026 guide puts a shared PG in Bangalore at about ₹6,000–12,000 a month, with budget areas such as Electronic City and Kengeri at about ₹6,000–10,000. A single-sharing room costs more; the same guide gives ₹10,000–15,000 for single sharing in Whitefield. Many PGs include meals, Wi-Fi, housekeeping and electricity up to a cap in this fee, but always ask what is extra.

Flat rent. Rents vary hugely by area. These are 1 BHK and 2 BHK ranges from the same Square Yards guide (May 2026):

Area

1 BHK (₹/month)

2 BHK (₹/month)

Kengeri

32,000–55,000

Koramangala

22,000–35,000

38,000–60,000

On top of rent, a flat comes with its own bills. The same guide estimates electricity for a 1 BHK at about ₹600–1,500 a month, home internet at ₹549–999, society maintenance at ₹1,000–3,000, and cooking gas at ₹900–1,200 per cylinder. Add groceries or a cook, and furniture if the flat is unfurnished.

Sharing a flat changes the maths. Square Yards estimates a shared flat at about ₹5,000–9,000 per head, which can match or beat a PG, but you also split the deposit, bills and chores. To work out a safe budget from your salary, see our guide on how much rent you can afford.

2. Security deposit: the big difference

This is where Bangalore is unusual. Landlords in the city have long asked for six to ten months' rent as a deposit, far more than in Mumbai, Delhi or Hyderabad, as Deccan Herald has reported. Karnataka has not adopted the central Model Tenancy Act, which would cap residential deposits at two months' rent, so there is no legal cap for most rentals in the city. Square Yards' 2026 guide notes that the deposit is negotiable and that three to five months is now common in many areas.

PGs usually ask for a much smaller deposit, which is one reason they are popular with people who have just moved. Whatever you rent, get the deposit amount, the deductions allowed and the refund timeline in writing.

If a large deposit is the main thing stopping you from renting a flat, some fintech services, such as CirclePe, pay the landlord rent in advance so you can move in without a deposit, in return for a platform fee added to your monthly rent. Compare the total extra cost with the deposit you would otherwise lock up, and read the lock-in and missed-payment terms before you sign.

3. Privacy and independence

PGs offer less privacy. Rooms are often shared, and even in single rooms there are usually rules about guests, curfew and meal times. A flat gives you complete independence: your own schedule, guests when you want them and space set up the way you like. If you work from home or keep odd hours, a flat (or at least a single room) makes a big difference.

4. Convenience and food

A PG is ready to move into. Furniture, housekeeping, Wi-Fi and meals are usually sorted, which is a relief when you have just started a job or course. The trade-off is fixed menus and limited choice.

In a flat you control your food completely: cook, hire a cook or order in. But you also handle everything else, from fixing a leaking tap to paying the electricity bill and finding a maid.

5. Social life

PGs come with a built-in social circle, which helps newcomers settle into a big city. Flats are quieter and more private; you make friends through work, neighbours or your apartment community instead.

6. Safety

Well-run PGs usually have security staff, CCTV, controlled entry and a warden, and many are only for women or only for men. Flats in gated communities have guards and CCTV too, but a standalone flat may need extra precautions. In either case, visit at night as well as during the day, check the street lighting and route to the nearest bus stop or Metro station, and talk to current residents.

7. Flexibility and notice periods

PGs usually run month to month and only need the notice set in their rules, so they suit interns, people on short projects and anyone still deciding which part of the city to live in. Flats usually come with an 11-month agreement and often a lock-in period; leaving early can cost you a penalty or part of your deposit. Read the notice and lock-in terms before you sign, and get the agreement in writing.

How to choose a good PG in Bangalore

  • Visit before paying anything, and look at the room, bathrooms, kitchen and common areas.

  • Eat a meal there or ask residents about the food.

  • Check the commute to your office or college at peak hour.

  • Ask for the rent, deposit, refund terms, notice period, house rules and any extra charges (electricity above a cap, laundry, maintenance) in writing.

  • Look for working CCTV, secure entry and fire safety basics such as extinguishers and a clear exit.

Verdict: PG or flat?

  • Choose a PG if you have just moved, are a student or fresher, are staying for less than a year, want meals and cleaning handled, or can't put down a large deposit yet.

  • Choose a flat if you value privacy, plan to stay a year or more, work from home, are moving with a partner or family, or can share a bigger flat with friends you trust.

Many people do both: start in a PG for a few months, learn the city and find friends, then move into a shared or solo flat in the area that suits them. If you're also weighing other cities, read our comparisons of Hyderabad and Bangalore and Pune and Bangalore.

Frequently asked questions

Is a PG cheaper than a flat in Bangalore?

Usually, yes, for one person. Square Yards' May 2026 guide puts a shared PG at about ₹6,000–12,000 a month, often including food and Wi-Fi, while most 1 BHK flats cost more and come with separate bills and a much bigger deposit. Sharing a flat with friends can bring the cost per person close to a PG.

How much security deposit do PGs and flats ask for in Bangalore?

Flats in Bangalore have traditionally needed six to ten months' rent as a deposit, though three to five months is now common in many areas and the amount is negotiable. PGs usually ask for a much smaller deposit. Always get the amount and refund terms in writing.

Is it cheaper to share a flat with friends than to stay in a PG?

It can be. Splitting the rent and deposit of a larger flat among friends can bring the cost per person close to a PG while giving you more freedom. But you also share the bills for electricity, internet, maintenance, cleaning and food, and someone has to manage them, which a PG does for you.

Are PGs in Bangalore safe for women?

Many PGs in Bangalore are run only for women and have security guards, CCTV cameras, controlled entry and a warden on site. Safety still varies from place to place, so visit before booking, check the lighting and surroundings at night, read recent reviews and ask current residents about their experience.
